Collateral Overview
The Ghana SEZ Bond is secured by 4,969 acres of titled land in Ghana, surrounding a significant forest reserve and positioned as the anchor asset for a new Special Economic Zone (SEZ). A professional valuation in September 2023 priced the land at approximately $65,000 per acre, resulting in a collateral value of roughly $322 million.
The land base is institutionally valued, sovereign in scale, and planned as the core of Andoh Capital Management's SEZ strategy, integrating residential, commercial, logistics, energy and social infrastructure on a master-planned basis.
Strategic Location & Corridor
- Sits between a newly announced Government City and a Chinese-backed $300M Bright International Amusement Park.
- Approximately 40 km from Accra and 17 km from the coast, with direct access to modernized transport corridors.
- Corridor benefitting from roughly EUR 256M in German-funded upgrades, including interchanges, bridges, and toll infrastructure.
- Positioned as the “Platform Anchor” of ACM's development thesis, designed to host corporate, logistics, residential, and cultural districts.
Use of Proceeds (Illustrative)
- Formal engagement with Foster + Partners for SEZ master-planning and urban design.
- Formal engagement with Fraunhofer for engineering, systems integration, energy, and research.
- Phase-zero infrastructure, regulatory approvals, EPC mobilization, and legal frameworks for SEZ designation.
- Early commitment and structuring for a Tomorrowland-scale music and cultural festival targeted for 2028/2029.
- 1–2% allocation toward the development of Atlas Intelligence OS, the economic engine and audit rail for the SEZ.
Why This Matters for Lenders
For institutional lenders, the Ghana SEZ Bond offers exposure to a hard-asset-backed, sovereign-scale development while reducing traditional frontier-market opacity. Atlas Intelligence OS provides real-time audit trails, collateral monitoring, and operational data, enabling continuous visibility into the SEZ and its underlying enterprises.
The combination of professionally valued land, strategic location, institutional partners, and a dedicated economic operating system is designed to support disciplined risk management, structured exits, and scalable follow-on capital.
